Combustible Projections

 

Where combustible projection on exposing building face is totally enclosed and constructed with solid faces such as chimneys and fireplaces and combustible projection extends within 1.2 m of a property line,

The construction of the faces and sides of projection must comply with the requirements of a distance of 1.2 or less from the property line and

Where the underside of combustible projection is more than 0.6 m above ground level, the combustible projection must be protected by:

           

Noncombustible material of not less than 0.38 mm thickness      

or protected by unvented aluminum

or 12.7 mm gypsum soffit board or gypsum ceiling board

or 11 mm thick plywood or lumber

or 12.5 mm thick OSB or Waferboard.

Glazed Opening (Sprinklered)

Guidelines for understanding the requirements of Glazed openings, Construction of exterior walls and Cladding for new construction, addition or alterations or renovations when a house or a house wiht a secondary suite is SPRINKLERED

Cladding must be installed WITH or WITHOUT furring members over gypsum sheathing of not less than 12.7 mm or masonry and have a flame-spread rating of not less than 25.

Vinyl cladding must not exceed 2 mm in thickness exclusive of fastners, joints and local reinforcements.

Between 1.2 m and 2 m MAGO as permitted by Table 9.10.15.4 of Code. Individual opening can be of a size not exceeding MAGO. Wall of CC permitted. No FRR required. Cladding must be Steel Sheet or Aluminum Sheet or Lumber or Wood Shingles or Plywood or OSB and Wafterboard or Vinyl or Stucco.

OSB as a sheathing is permitted. Gypsum sheathing is not a requirement.

 

*Exposing building face (EBF) means that part of the exterior wall of a building which faces one direction and is located between ground level and the ceiling of its top storey, or where a building is divided into fire compartments, the exterior wall of a fire compartment, which faces one directions.

Roof Soffits

 

  • No projection of roof soffit above exposing building face is permitted within 0.45 m of property line.
  • Where roof soffits project to less than 1.2 m from the property line, the centre line of a lane or public thoroughfare or imaginary line between two buildings or fire compartment on the same property, osffits above exposing building face must have:
    • No Openings, and,
    • or protected by unvented aluminum
    • or 12.7 mm gypsum soffit board or gypsum ceiling board
    • or 11 mm thick plywood or lumber
    • or 12.5 mm thick OSB or Wafterboard.
